Muskrat Love Multi-Cache

This cache was put out in memory of my brother who trapped muskrats in the area when we were children. I spend lots of time out here but have not seen any muskrats lately.
The cache is located on the grounds of the Maria Stein Spiritual Center. You can visit their website at www.spiritualcenter.net.
This is a three part puzzle. The listed coordinates will take you to the first clue. You will find a number here that is used to calculate the second location.

At these coordinates you will find a quote in the form of a:b that is used to calculate the final coordinates.

Parking can be found off of St. Johns Road near the listed coordinates. This is a great place to clear the cobwebs from your head or to just enjoy a sunset.
