By now, you must be tired of LPCs, or at least tired of the repetition of it all. This will break it up, but only slightly.
Visit stage 1 (posted coordinates). Find the two word phrase with at least 7 letters each. Example - "I LOVE LPCs. I LOVE MULTICACHES OUTSIDE" The results would be MULTICACHES OUTSIDE.
Now use those letters to convert to numbers. My apologies for this little math quiz, but you work with the words and coordinates you have.
Convert to number of alphabet but only use the FIRST 3 LETTERS of both words. For the above, 1st word would be [M=13 , U=21 , L=1] I used a web page to do it ( http://moonatnoon.com/puzzles/reference/a1b2z26.html a=1, b=2, c=3...).
Now the math to get coordinates to the final: N 37 40.[abc] W 77 35.[xyz]
N (-0, -8, -13) W (-15, -2, -16) These numbers are offsets for numbers you found.
This will lead you to a simple LPC. However, the real treasure is seeing what is just north of the posted coordinates.
FYI, Google maps streetview was out of date when I checked it. It shows no words. This is where you need to look (north of posted coordinates).
