
O WŁAŚCICIELACH
Zygmunt Teeman (Teemann) urodził się ok. 1890 roku w Ubejsku na Syberii.
W latach międzywojennych był dyrektorem Międzynarodowego Towarzystwa Transportu i Żeglugi „Mitranza". Do 1922 mieszkał przy ul. Piotrkowskiej 39, a następnie w willi wzniesionej w głębi posesji przy Wólczańskie 17. W październiku 1939 wraz z żoną i dziećmi (Adamem, Kaliną i Stanisławem) został eksmitowany przez niemieckich okupantów i wyjechał do Warszawy. W 1942 mieszkał na terenie warszawskiego getta przy ul. Smoczej 35. Prawdopodobnie zmarł w 1942 w Warszawie.
O PAŁACU
Działka, na której stoją budynki do 1914 r. była własnością przedsiębiorcy Edwarda Haentschla. Od 1920 r. należała ona do Izaaka Bernsteina, a następnie w drodze zakupu stała się własnością Teemana.
W latach 1922-23 Teeman w głębi posesji wzniósł willę dla swojej małżonki Ewy i siebie. Z portykiem, tarasem, dwoma kolumnami przy wejściu, dwoma ryzalitami po bokach i łamanym dachem wyglądała jak wiejski dworek.
Historia frontowego budynku zaczyna się 1 maja 1923 roku. Zaczęto wtedy budowę willowego budynku biurowego, który przeznaczono na siedzibę łódzkiego oddziału Międzynarodowego Towarzystwa Transportu i Żeglugi „Mitranza” (firma powstała w Warszawie w 1921), którego Teeman był dyrektorem. Budynek zaprojektował Paweł Lewy, znany łódzki architekt okresu międzywojennego, twórca wielu luksusowych kamienic w centrum Łodzi.
PAŁAC DZIŚ
Po II wojnie światowej nieruchomość wraz ze znajdującą się na niej zabudową upaństwowiono. Na posesję wprowadził się Zarządowi Dróg Publicznych: we frontowej willi były biura, a w tej z tyłu - laboratorium.
Na przełomie lat 80 i 90 pojawiły się pierwsze problemy konstrukcyjne obiektu. Wykonano wtedy prace zabezpieczające w prześwicie i podstemplowano ściany południowe. I to były jedyne prace remontowe, jakie wykonano w tym obiekcie, budynek, a zwłaszcza elewacje nigdy nie były remontowane ani odnawiane.
Na początku lat 90. XX wieku biura Dyrekcji Okręgowej Dróg Publicznych w Łodzi przeniesiono na ulicę Roosevelta. Stan techniczny frontowego budynku w szybkim tempie zaczął się pogarszać, w następstwie czego wyłączono go z użytkowania, a niedługo potem dokonano rozbiórki całej południowej osi z przejazdem bramowym.
W grudniu 2015 roku zgodnie z Uchwałą Rady Miejskiej budynek, a właściwie ruiny, został przekazany Łódzkiej Spółce Infrastrukturalnej. Jesienią 2016 roku, wykonano prace zabezpieczające budynek, wzmocniono konstrukcję budynku, wykonano tymczasowy dach i oczyszczono wnętrze z gruzu. Następnie został przeprowadzony kompleksowy remont obiektu wraz z renowacją. Prace zostały zakończone w grudniu 2019 roku.
Obecnie cały obiekt jest po kapitalnym remoncie, została odbudowana część budynku z prześwitem bramowym. W pełni odwzorowano dawny wygląd nieruchomości jeśli chodzi o bryłę i zewnętrzną część willi, zaś w przypadku wnętrz – odwzorowano historyczne wejście i hol, w których nawet częściowo zachowały się oryginalne kafle, oraz odtworzono dębowe schody. Pozostałe przestrzenie zostały zaprojektowane według nowoczesnych trendów. Na szczególną uwagę zasługuje adaptacja poddasza, które pierwotnie nie pełniło funkcji użytkowej. Dzięki jego odtworzeniu i podwyższeniu udało się zaaranżować dodatkowe powierzchnie, które również są obecnie wykorzystywane jako biura dla pracowników ŁSI.
Budynek frontowy i pozostałe stanowią aktualnie siedzibę dla Łódzkich Inwestycji sp. z o.o.
W FILMIE
W 1986 roku dawna rezydencja Teemana zagrała w filmie "Kingsajz" Juliusza Machulskiego (1988). Na parterze mieścił się filmowy Instytut Badań Czwartorzędu, a w piwnicy była Szuflandia. W filmie grała tylko elewacja willi z wejściem. Rezydencję w całej okazałości możemy oglądać w scenie, w której Ala (Katarzyna Figura) i Olo (Jacek Chmielnik) ruszają na pomoc Adasiowi (Grzegorzowi Heromińskiemu).
SKRYTKA
Przed budynkiem stoi pomnik Ola Jedliny. Znajdują się na nim dwie daty. Weźmy tylko lata. Mniejsza liczba to ABCD , a większa - VXYZ.

Zygmunt Teeman (Teemann) was born around 1890 in Ubeysk, Siberia.
In the interwar period he was the director of the International Transport and Shipping Company "Mitranza". He lived at 39 Piotrkowska Street until 1922 and then in a villa built at the back of the property 17 Wólczańska Street. In October 1939, together with his wife and children (Adam, Kalina and Stanisław), he was evicted by the German occupiers. He moved to Warsaw. In 1942 he lived in the Warsaw Ghetto at 35 Smocza Street. He probably died in 1942 in Warsaw.
ABOUT THE PALACE
The plot of land was owned by entrepreneur Edward Haentschl until 1914. From 1920, it belonged to Isaac Bernstein, and then, through purchase, became the property of Teeman.
In 1922-23, Teeman built a villa at the back of the property for his wife, Ewa, and himself. With a portico, terrace, two columns at the entrance, two projections on the sides and a mansard roof, it resembled a country manor house.
The history of the front building begins on May 1, 1923. Construction began on a villa-style office building intended to house the Łódź branch of the International Transport and Shipping Company "Mitranza" (the company was founded in Warsaw in 1921), of which Teeman was the director. The building was designed by Paweł Lewy, a renowned Łódź architect of the interwar period and creator of numerous luxury townhouses in the city center.
THE PALACE NOWADAYS
After World War II, the property and its buildings were nationalized. The Public Roads Authority moved into the property: the front villa housed offices, and the rear one housed a laboratory.
At the turn of the 1980s and 1990s, the first structural problems arose. Works were then carried out to secure the opening and to shore up the southern walls. This were the only renovation works carried out on the building; the building, and especially the facades, have never been renovated or refurbished.
In the early 1990s, the offices of the District Directorate of Public Roads in Łódź were relocated to Roosevelta Street. The technical condition of the front building rapidly deteriorated, resulting in its closure, and shortly thereafter, the entire southern axis, including the gateway, was demolished.
In December 2015, in accordance with a resolution of the City Council, the building, or rather the ruins, was handed over to the Łódź Infrastructure Company. In the fall of 2016, works were carried out to secure the building, strengthening the structure, installing a temporary roof, and clearing the interior of debris. A comprehensive renovation and restoration of the building followed. The work was completed in December 2019.
The entire building has now undergone a major renovation, with the section of the building including the gateway being rebuilt. The building's original appearance has been fully restored, both in terms of the building's structure and exterior. The interiors feature a restored historic entrance and hall, which even partially retained the original tiles, and a restored oak staircase. Other spaces have been designed in line with modern trends. Of particular note is the conversion of the attic, which was originally unused. Its reconstruction and elevation allowed for the creation of additional spaces, which are also currently used as offices.
The front building and the remaining ones are currently the headquarters of Łódzkie Inwestycje sp. z o.o.
IN MOVIES
In 1986, Teeman's former residence appeared in Juliusz Machulski's film "Kingsajz" (1988). The ground floor housed the film's Quaternary Research Institute, and the basement housed Szuflandia. Only the villa's facade and entrance were used in the film. The residence, in all its glory, is seen in the scene where Ala (Katarzyna Figura) and Olo (Jacek Chmielnik) rush to help Adaś (Grzegorz Heromiński).
