A farmer owns a bit of land in the form of a right angled rectangle where one side is twice the length of the other. He thinks of selling a piece of this land to a friend who wants to build a summer house. The friend wants his coming piece of land to be circular and it will occupy 1/8 of the rectangular area. He also wants it positioned as far as possible to one corner of the rectangle.
How much more land area - enclosed by the circle and the rectangle - would he gain in this way ? See Figure 1.

Answer in percent relative to the circular area (which he wants to purchase) with 2 correct decimals.
The farmer on his side would have no access to this land corner area any more and he needs to know how much he should higher the price for the land to compensate for it - or if it is neglectable.
