By the 1830s, fruit growing had become Carlingford’s main industry. As the large estates were gradually subdivided into smaller farms, a second wave of settlers moved into the area, either as tenants or landowners. Orchards became a common sight, often accompanied by crops such as potatoes and peas.
The district also supported a thriving timber industry. Logging began around 1817, when the government established a convict-operated sawmill at the Pennant Hills Sawing Establishment at Barren Ridges, now known as Epping. The timber was transported to the Pennant Hills Wharf, which opened in 1817 at Ermington on the Parramatta River. Private contractors continued harvesting timber in the area well into the 20th century.
Modern services arrived towards the end of the 19th century. A public telephone and telegraph service commenced at the Carlingford Post Office in December 1892, and gas mains were extended into the district around the same time.
