Like most letterboxes, you need to follow some instructions to get to the final box.
The posted coordinates are the starting point for your letterbox journey. To find the final letterbox/cache, you need to figure out where Quinn is. To figure that out, follow the clues in the following prose:
Look at that big new field.
Now you need to walk around it to your right.
When you get to the rear right corner, walk 15-16 paces at 160° to a cedar.
You are close now. You only have 35 feet to go.
Walk that last 35 feet at 130°.
You will see
a cedar tree
where Quinn hides and waits for you.
