The coords given will bring you to a parking lot. From there you can see a sign across the road. You will need to walk to the sign to find the information needed for the final location.
USE BOTH SIDES OF THE SIGN to find the answers that will give you the final coordinates for the cache, which is located at:

A = The number of arrows on the sign
B = The number of letters in the shortest word plus 2
C = The number of t's on the sign plus 6
D = The number of letters in the longest word minus 6
E = The number of lines of type
F = The number of letters in the word on the top line minus 5
