Ovaj je pogon primjer industrijskog sklopa iz početka 20. stoljeća smješten između željezničke pruge i Ulice maršala Tita koja predstavlja glavnu gradsku prometnicu i jedan od glavnih prilaza samom središtu grada iz smjera juga. Najznačajnije građevine industrijskog sklopa, vodotoranj i stambeno-poslovna zgrada uz glavnu cestu pripadaju prvotnom sklopu, dok je ostatak industrijskih građevina izgrađenih tijekom šezdesetih i sedamdesetih godina 20. stoljeća bez urbanističko-arhitektonske i povijesne vrijednosti. Inventarizacijom i vrednovanjem postojećeg stanja na području tvornice utvrđeno je da vodotoranj zajedno s trostranim natpisom i ulično pročelje stambeno-poslovne zgrade obzirom na graditeljska i oblikovna obilježja te stupanj očuvanosti izvorne supstance, posjeduju obilježja industrijske urbanističko-arhitektonske baštine vrijedne očuvanja. Dodatnu i naročito veliku vrijednost ima vodotoranj kao rani i rijetki primjer specifične industrijske baštine.

This plant is an example of an industrial complex from the beginning of the 20th century located between the railway and Marshal Tito Street, which is the main city road and one of the main approaches to the city center from the south. The most important buildings of the industrial complex, the water tower and the residential and commercial building along the main road belong to the original complex, while the rest of the industrial buildings built during the 1960s and 1970s are without urban-architectural and historical value. The valuation of the existing factory, resulted with a finding that the water tower together with the three-sided inscription and the street facade of a residential and commercial building with regard to architectural and design features have important value worth preserving. The water tower has an additional and especially great value as an early and rare example of a specific industrial heritage.
